De Montel - Terme Milano: the redevelopment of the former stables

In Milan by March 2025, Italy's largest urban natural spa park will rise. 

In a few months Milan will have the largest natural urban thermal park in Italy. An extraordinary redevelopment project of the ex-Stables with 16 thousand square metres of structure, of which 6,000 are indoors and 10,000 outdoors with courtyards and green areas entirely dedicated to relaxation and well-being. Designed in the 1920s by the architect Vietti Violi, commissioned by the noble bankers family De Montel and built in just three years, the Stables were one of the city’s Liberty jewels, one of the flagships of San Siro at the time dominated by the great racecourse. After the Second World War, the Stables experienced an inexorable decline until they were completely abandoned and degraded in the 1970s. The idea of ​​converting the area, restoring the buildings and creating a thermal park was born in 2007, when the historic thermal spring at a depth of 396 metres was recovered and a future thermal park was envisioned. The turning point and the resulting new purpose of the structure came to fruition thanks to the idea of ​​the Milan City Council to include the De Montel stables in the first edition of "Reinventing Cities”.

The entire recovery and restoration operation was carried out under the supervision of the Archaeological Superintendence of Arts and Landscape. But although entire walls had collapsed inside, as well as the ceilings and roofs, the current renovations, carried out using the most advanced techniques, are destined to last. Laminated wood confirms the shape of the attics, the grey aluminium roofs with traditional diamond-shaped shingles cover the entire development of the buildings. The historic materials, in every part of the building, are the same as those of the original construction. The internal spaces, completely dedicated to wellness and relaxation experiences, were achieved by the construction of a self-supporting steel structure that allows the unloading of weight onto it, without impacting the historic facade.

The entire park will have ten thermal pools with a total of 800 cubic metres of water and will be organised on different levels, with large relaxation and refreshment areas and four saunas. The water will have a temperature that varies from 22 to 38 degrees depending on the type of experience chosen. An exquisite bistro restaurant, café, lounge bar and garden bar will complete the structure that will have the capacity to accommodate up to 700 people at a time. The entire architectural envelope and the overall system were designed not only to maximise energy savings, but also to produce energy through a photovoltaic system, to contain CO2 emissions, and to recover rainwater that is collected in two underground reuse tanks to ensure full irrigation of the green spaces and the service water of the drains of the entire centre.
